New Abstract
A compilation of all documents filed of public record affecting a specific parcel of real estate from the date of the root of title to the current date of certification. Includes appropriate judgment and lien searches against all titleholders in the chain of title, status of taxes, and search of buyers, if applicable. No additional charge for buyer searches.
Preliminary Abstract Continuations
An abstract reflecting all documents filed of public record affecting a specific parcel of real estate from a specifically requested date to the date of certification.
Final Abstracting
Continuation of abstract, usually after a real estate closing, to show any documents filed of record since the previous certification date.
Stub Abstracts (Foreclosures)
An abstract reflecting all documents filed of public record affecting a specific parcel of real estate from a specifically requested date to the date of certification.
Master Abstracts (For Development)
The original root of title abstract used for subsequent abstracts in a new subdivision or condominium unit.
Single Entry / Abstract Addendum
Additional showing of a specific instrument from the public records as requested. No additional certification included.
Title Guaranty Divisions Form 900/901 Searches
Searches of current titleholder(s) from full value deed to date of certification, per requirements of Iowa Title Guaranty.
Current Owner Title Search / Report of Liens
Written search showing current titleholder, legal description of property, deed by which current titleholder took title, and any liens of record including mortgages, contracts, judgments, taxes, etc.
Post-Closing Search
Search showing any new documents filed of record since the previous search, including judgments, liens, and updated tax information. Used in conjunction with Current Owner Title Search / Report of Liens or Abstract Preliminary Continuations, usually after a real estate sale or refinancing transaction.
Pre-Closing Search / Updated Search / Gap Search
Search of real estate and titleholder prior to closing. Used in conjunction with Current Owner Title Search / Report of Liens, Title Guaranty 900 searches or Abstract Preliminary Continuations.
Certificate of Title Search
Current owner title search but includes easements, surveys, and/or land use agreements.
Ownership Search
Report listing all properties owned by a person or company in Cerro Gordo County, including complete legal descriptions and copies of vesting deeds.
Miscellaneous Research and Copies of Documents
Other searches include Name Search, Mechanics Lien Search, UCC Search, Criminal Search and Mortgage Search.
